Q. How Far is Ridgeview from DCL and WISP Resort?
A. That depends on what part of DCL and Wisp Resort you’re interested in. You could go to Pointe View Inn which recently closed as a restaurant, bar, and motel, which is just on the other side of Rt 219 where you turnoff onto Gravely Run Rd. The distance from the entrance sign of Ridgeview Valley to the front door of the Pointe View Inn is 0.90 miles. That also happens to be the closest distance to the lake. From the entrance sign of Ridgeview Valley to the entrance of the Wisp Resort on Marsh Hill Rd is 3.2 miles.
Q. Does Ridgeview have any lake access? Are there any boat slips?
A. Ridgeview Valley does not have any lake access and it does not have any boat slips.
Ridgeview Valley’s plans, however, include the construction of a temporary parking/storage facility for boats and/or boat trailers on its property.
Access to the lake is via various businesses that rent boats, temporary and seasonal slips, and at Deep Creek Lake State Park [operated by the Maryland Department of Natural Resources (DNR)].

Q. How big are the homesites? I really wanted a 1 to 2 acre homesite!
A. Homesites vary in size. In the current phase homesites sizes vary from 0.43 to 0.89 acres. Future development phases may have homesites around 1 acre, but we do not plan on having homesites as large as 2 acres. We believe it to be more important to provide a large contiguous space for everyone to enjoy. Over 150 acres are planned as common land!
Q. What will be in the community building? When will the community building be finished?
A. Current plans are for a community center of approximately 5,000 sqft. As planned, we envision the community center to serve the following functions:
- A welcome area combined with a hub of information on activities within the development and in the local area.
- A party room where catered functions can be held for residents and their friends.
- A public book exchange area, a kind of library where people can exchange books and games
- A work-out room with aerobic and strength and flexibility machines.
- A large game/entertainment room that could also be used as a meeting room.
- The clubhouse may house some office equipment that people normally would not have in their house, such as a copy machine, a fax machine, a computer setup with Internet access and wireless hotspot for computers.
- Offices for full-time and part-time staff.
Current plans are to start construction of the community center after 20 homesites have been sold. The construction duration is approximately 8 to 10 months.
Q. What amenities does the development offer?
A. The current plans for the amenities at Ridgeview Valley include:
- A community building (see question 4)
- Several basketball courts
- Several tennis courts
- Several volleyball courts
- A grass playing field (usable for soccer, football, baseball)
- Several playgrounds
- Picnic area/campfire, etc
- Various trails for biking, hiking, and cross country skiing
- An amphitheater

Q. Is there a builder tie-in? Do I need to use Gosnell, Inc. to build my home? Is there and advantage to using Gosnell, Inc.?
A. One of the developers of Ridgeview Valley is the builder Gosnell, Inc. His knowledge and knowhow of the building industry has been invaluable in the creation of Ridgeview Valley. There is no requirement or developer-incentive to use Gosnell, Inc. as your builder. You're free to choose any builder you desire as long as you follow the proper guidelines as spelled out in the Master Home Owner's Association documents. These documents can be downloaded from this website.
We are currently working on the 'Ridgeview Collection' in which one can choose a plan from any of several builders who have specially designed homes according the style guide currently in preparation (Feb 2008).
Q. If I buy a homesite when do I have to start building? How long do I have to complete the project?
A. Basically, there is not time spelled out as to when to start construction. However, once you have obtained approval from the Architecture Review committee on the plans that you submitted for review, you must start construction within six (6) months and the work must be substantially completed in one (1) year after start of construction.

Q. Is Ridgeview a good area for vacation rental houses?
A. Ridgeview Valley is as good an area as any for having a rental home.
The rental market is very diverse. People who visit the Deep Creek Lake area are looking for all kinds of places to stay for their vacation. They may want a location next to the water, or a place with a view or a spot in the woods or large enough accommodations to house their group. Price is often a determining factor. The size of the house, safety, what to do on a rainy day, closeness to restaurants, etc, are all factors. Ridgeview Valley offers pretty much everything except the lake side option. Much of it therefore depends on what kind of house you offer.
Q. Will I need to drill a well?
A. No, you do not have to drill a well! Ridgeview Valley has public water. Because of the design & construction schedule of the County Department of Public Services to add Ridgeview Valley to their system, the developers had to offer the first sets of homesites with provisional/ temporary wells. If water is required by a property owner (when a use and occupy permit is sought) prior to the County having finished their construction works, the developers, at their cost, will provide a temporary well until the property can be connected to the public system. As of Feb 2008, it appears that public water will be available sometime this spring.
Q. Is there public sewer?
A. Yes, there is public sewer. All sewerage conveyance is done by the County. Everything is connected and ready to go!
